Framing is "J FRAME" which is a a laminated timber that provides considerably more strength and resistance to twisting/warping than standard frames, it also reduces the likelihood of cracks in internal plaster linings.

Three external taps ensure wherever water is required it is available

89 useable 3 pin power points plus one out of sight (range hood). Points in carport and portico cover outside activities including EV charging. Also points in the ceiling space as "future proof" for potential Heat Transfer, solar, air con etc. if ever required.

Power points are located at positions where they will be used and not hidden behind beds/furniture etc. This is important if travelling a lot and allows at a glance to see if everything is turned off or unplugged, also important for ensuring lithium battery charging is visible.

Heating: the metro wood fire is superb heating the house and hot water. The heat is transferred through the house during winter by the family room ceiling fan (set on winter mode) and for convenience there is also a heat pump.

The water cylinder is heated by wet back during the winter, wet back and electric during autumn and spring and electric during summer. Power bills are a lot less during winter and whenever the fire is lit. The water cylinder is also solar ready if required.

Bathrooms have easy clean surfaces and shower domes are fitted.

The laundry has space for chest freezers if required.

The internal layout was designed to allow entertaining for six to sixty people, and it works. The kitchen is positioned to always be in control, if required. The kitchen splash back (not normally a point of interest) is removable and can be set up with different artistic displays before being refitted. Always a surprise for regular visitors.

Work from home, one bedroom is set up for all the necessary communications or alternatively walk (or sprint) to the railway station.
In Case of Emergency; this home can operate (heating, water heating and cooking) during extended power cuts, there are also two emergency water tanks.

The garden soil is a great growing medium for whatever you choose to plant. All fruit trees produce amazing crops and along with the boxed vegetable gardens this property is a long way along the path to self-sufficiency. The Vegie Pod is a good supplier of vegetables during colder months.
